Rental Turnovers & Property Rehabilitation in Philadelphia

Repair, renovation, and project coordination for Philadelphia landlords, property managers, and real estate investors.

Define the work before the next tenancy or sale

A turnover may need a short punch list, coordinated repairs, or a more substantial rehabilitation. Greater House helps owners identify the work, clarify material choices, and put the scope in writing. Send the address, occupancy status, property condition, and target timeline so we can discuss the next steps.

Work we can evaluate

  • Drywall repairs, painting, flooring, trim, doors, and finish work.
  • Kitchen and bathroom updates or renovation scopes.
  • Inspection punch lists and repair coordination.
  • Property rehabilitation and sequencing of multiple trades.
  • Interior improvements and readiness work for residential or commercial properties.

A practical process for owners and managers

Provide a room-by-room list, photos or a walkthrough video, and any relevant inspection findings. Identify the items that are essential for the next use of the property and those you would like priced as options. We review access, responsibilities, scheduling constraints, and specialist requirements before preparing the agreed scope.

Small punch list or larger rehabilitation?

For smaller repairs, cleaning, and recurring maintenance, Greater House Handyman Services offers a related service route. Greater House handles the discussion when the property needs broader renovation, multiple trades, or a rehabilitation plan. The scope determines the appropriate team and documentation.

For occupied properties

Let us know who will coordinate access and communication with occupants. Work areas, scheduling, utilities, and protection of existing finishes need to be discussed in advance. Access details are coordinated directly after the work and responsibilities have been agreed.

Can you work from a walkthrough video?

Yes. Send a few photos or a walkthrough video, the property address, a short work list and your target date. No customer measurements are needed for the free initial review. We can provide a preliminary range when the information is sufficient. For a firm proposal, we may need verified dimensions, on-site assessment or specialist input; any applicable $100 assessment fee will be disclosed in advance. Photos cannot establish concealed conditions or every trade requirement.

What should a property manager send?

Send the property address, contact person, work list, occupancy status, photos, target completion date, and any required vendor documentation or building rules. Identify who can approve changes and whether an owner or manager will supply selected materials.
