Free preliminary estimate from photos — no measurements required upfront. Tell us what you want done and we’ll review a few pictures and your project details. If the photos are sufficient, we’ll provide a preliminary budget range before discussing any in-person assessment.
What to send
- Property address and the best way to reach you.
- A short description of the work, priorities, and target timing.
- A few clear photos if available. Measurements and plans are not required to begin.
- Any relevant access or building-management constraints you already know.
To share pictures, email ftreader484@gmail.com with the property address in the subject line. You can also submit the form first and email photos afterward. For a property opportunity or preliminary rehabilitation review, a 3–5 minute phone video walkthrough can help. Please do not include personal records, alarm codes, identification, financial documents, or other sensitive information.

How the first review works
We provide a free initial review and, when the photos and scope are sufficient, a preliminary price range. No self-measuring required. A detailed site measurement/assessment, when needed, may have a $100 fee disclosed in advance. Final project pricing depends on verified conditions, scope, permits and trade requirements; any applicable 50% deposit is set out in the approved written agreement before work begins. Preliminary ranges are not binding quotes, engineering opinions or substitutes for necessary inspections.
